Bell Green Retail Park, Sydenham - phase 2
Gallagher Ltd was appointed Principal Contractor for the construction of phase two of the Bell Green Retail Park in Sydenham. Gallagher designed and constructed 11 industrial units with a total floor area of 55,000 sq ft.
An initial enabling works package was undertaken by Gallagher, which comprised drainage, service diversion works, reinforced earth retaining wall construction, screening and crushing of on-site materials, spoil management and placement, boundary clearance, survey and testing, piling mat construction and disposal of surplus excavated material.
The completed development comprises a steel portal frame on a sub structure of piled foundations with reinforced concrete pile caps and ground beams and suspended ground floor slabs. A combined gas membrane and dpm was installed.
The building envelope is clad with profiled metal cladding, insulated to provide a "U" value of 0.23. The roof comprise profiled metal cladding, insulation and liner sheet to provide a "U" value of 0.16. 10% triple skin roof lights were incorporated into the roof area. Internal party walls between units are full height plasterboard partitions. External doors and windows comprise shop fronts, glazing and customer entrance doors all in polyester powder coated aluminium with steel fire exit doors and proprietary goods-in doors.
External works consisted of external car parking and service yard areas including service road access thereto, hard and soft landscaping, paving, external lighting, retaining structures to various areas of the site, boundary walls and fencing, foul and surface water drainage including surface water attenuation.
The enabling works commenced in September 2013 and the scheme was completed in November 2014.
